Yes, the deposit is refundable. We take “move in” pictures that will be uploaded to your portal. When you move out, we will take “move out” pictures and compare. As long as there is no damage other than the normal wear and tear you will receive your deposit back.
We require a cosigner in instances where your credit may be lacking and we need to get the average score up. We may also require a cosigner if the applicant or applicants do not make the required amount needed to be approved.

You will first need to send The Trinity Team written notice that states who is leaving and who is staying. At this point Trinity Team and the owner will discuss taking the moving tenant off of the lease.
Tenant is required to give a minimum of 30-day notice before the lease expires that tenant will not be renewing the lease. We then schedule a move out inspection. Tenant must be completely moved out, house and carpets must be professionally cleaned.
After submitting the maintenance request, The Trinity Team will analyze the request to determine if it’s normal wear and tear, if so, the owner is responsible for the cost. If it’s damage other than the normal wear and tear the tenant is responsible for the expense of the repair or replacement.
Yes, we do require you to have rental insurance. You may click on the rental insurance website on the apply page which is a third-party insurance company. We have no affiliation with this company.
Visit the Rental page and search for the property that you want to apply for, click on the apply tab and follow the directions. There is a $30 application fee. After you apply, the application will be instantly emailed to the leasing agents. The Trinity Team will review the application, credit report and background report. If all applications requirements have been meet, The Trinity Team will review with the property owner to determine final approval or denial. The typical response time normally takes 24 hours; it may be sooner or longer in some cases.
Send in written notice 30 days minimum to request renewal and extension dates.
Yes, you are still obligated to pay your rent as stated in your lease. The damage deposit cannot be used by the tenant to pay rent.
